The proposal presents a contemporary national housing model that emphasizes creativity and urban integration, approaching mass housing as a high–social-value residential typology rather than a solution solely for low-income groups. The project seeks to enhance living quality through architectural spaces with strong aesthetic identity, comprehensive amenities, opportunities for personalization, and a system of open public spaces—fostering long-term attachment and a sense of pride among residents.

The site is located on Street 19, Hiep Binh Chanh Ward, Thu Duc City, directly adjacent to a public green park and enjoying unobstructed views toward the Saigon River. These natural landscape advantages form the basis of the master planning strategy, which aims to create an open living environment harmoniously integrated with its surroundings. On a 5,337.7 m² site, the project is organized at a low building density of 35.4% and consists of two residential blocks rising 14 stories above ground with one basement level, achieving a FAR of 5.96 and providing a total of 288 apartments.
The building layout is carefully arranged to maximize views, create generous setbacks, and form a sequence of green plazas, pedestrian paths, and outdoor amenities that connect seamlessly with the adjacent riverside park. A commercial and service podium on levels 1–2 activates the ground plane and serves as a key interface between residents and the surrounding community. Architecturally, the project is structured on a flexible 3.5-meter modular grid and employs a parametric modular aggregation strategy. Rather than conventional linear stacking, the modules are deliberately shifted to generate a rhythmic pattern of setbacks and projections on the façade, forming vertically interwoven green balconies.
This approach enhances visual depth, expands views, and improves natural ventilation and daylight access for each apartment. All units feature at least one generous balcony, while the layouts vary in size, orientation, and spatial configuration to accommodate diverse living patterns—from compact units for young residents to more flexible family apartments and units with large garden terraces. Built upon a unified structural and technical framework, the architecture enables a high degree of customization while maintaining overall coherence in quality, form, and aesthetic expression, contributing to a sustainable, livable, and socially integrated residential environment.
